Instant budget range.

Explore what your project could cost before committing. Calculate a range online, then ask us about the result if you would like a conversation.

What you provide
Project type, location, dimensions and broad specification
What you receive
An indicative range, main allowances and a downloadable summary
When
On screen immediately. No email needed to calculate.
The optional conversation clarifies your brief and next steps; it does not include a measured cost plan.
02 /PAID · REVIEWED FOR YOUR PROJECT

Detailed cost plan.

Turn your drawings and scope into an itemised cost plan. We agree the information needed, level of detail, deliverables and service fee before you commission the work.

What you provide
Current drawings, scope, material choices and available quotations
What you receive
Checked quantities where measurable, itemised costs, price evidence and a written review
When
Prepared and reviewed after appointment, to an agreed timetable
Service fee quoted after reviewing your brief. Specialist inputs are identified and agreed separately where needed.

Both routes support budget decisions. A detailed cost plan is a reviewed estimate, not a contractor’s fixed construction quotation. Submitting an enquiry does not commission paid work.

DELIVERABLES /Detail that helps you decide

More evidence. Fewer hidden assumptions.

The detail comes from better information: checked quantities, agreed materials and relevant prices. A tighter range is earned through that work, rather than promised in advance.

Drawings and material samples reviewed in a completed interior
  1. 01

    A traceable starting point

Project location, drawing revision, measurement basis, specification and the date of the cost information.

  2. 02

    A scope you can check

Separate building work, fittings and equipment. Identify quantities, allowances, exclusions and quotations still needed.

  3. 03

    The full budget conversation

Review professional services, approvals, tax, contingency and client costs alongside the works. Resolve overlaps before adding totals.

  4. 04

    Choices with a cost consequence

Compare agreed alternatives and identify which changes need supplier or contractor confirmation. Record the next review point.

START /What to send

Bring what you have.

Send the project location, approximate size, current drawings or photographs, intended specification, target budget and timing. Existing quotations help us check the scope and pricing basis.

We first identify the available information and agree the deliverables, revision allowance, timescale and fee. A survey, specialist advice or a quantity surveyor may need a separate appointment for the scope involved.

RIBA /Understand the stages

Plan the support, as well as the build.

The RIBA Plan of Work describes stages 0–7. It is a project framework, not a fee tariff. Our appointment identifies the services, responsibilities and specialist input actually included.

  1. 0

    Strategic Definition

Test whether the brief and available budget can work together.

  2. 1

    Preparation and Briefing

Identify surveys, constraints and the professional team required.

  3. 2

    Concept Design

Compare layouts and the broad cost implications of each option.

  4. 3

    Spatial Coordination

Update the cost plan as the layout and specialist inputs develop.

  5. 4

    Technical Design

Use coordinated details and specifications to develop pricing information.

  6. 5

    Manufacturing and Construction

Agree site-query support, visits, change reviews and cost reporting.

  7. 6

    Handover

Plan handover, defects follow-up and final cost review.

  8. 7

    Use

Agree any later performance review or improvement advice separately.

STAGES 5–6 /During construction and handover

Make the site-stage scope explicit.

Construction support can be commissioned as a separate paid service. Agree the scope and fee before it is needed, especially if the programme or design changes.

Visits & design questions

Agree the number and purpose of visits, written follow-up and how design queries are handled. Visits do not mean continuous site supervision.

Changes & cost control

Identify who reviews variations, maintains cost records and checks payment valuations. Contract administration and certification depend on a specific appointment.

Handover & extra time

Set out handover or defects visits, expenses, additional design work and charges for an extended programme. Additional services should be agreed before they are undertaken.

Public market guides help check early allowances. They are not a live quotation feed, and their publication dates and pricing bases differ. Only comparable scope should be used to adjust a budget.

London extensions

Construction reference excluding VAT and professional fees. Kitchens and bathrooms are additional. Used to calibrate the current UK rear-extension base; other geometry and specification adjustments remain model assumptions.

London dormer lofts

A construction starting rate, excluding VAT and fees. Used for the current lower dormer base. Project size, structure and access still need checking; the model upper range and style factors are allowances.

Commercial fit-out

Office benchmarks have a December 2025 price basis and different fit-out inclusions. They do not directly price cafés, retail or studios. Our core commercial and room unit allowances remain editable ZINK assumptions.

How to read your result

The current UK extension revision updates the rear-extension base, the lower dormer base and kitchen/bathroom allowances. Other rates, regional multipliers and design factors remain modelling assumptions. The UK review does not update Irish prices. Saved extension versions retain their earlier basis until you choose to refresh them.

Kitchen and bathroom reference amounts are before VAT. The default fitting allowances start at 20% VAT and follow the selected fittings VAT rate; your own gross quotations stay as entered. Use the basis shown beside each field. Professional fees are an allowance, not an agreed ZINK service fee or a complete list of every consultant.

Before committing, recheck scope, local quotations, start date, access, structural work and all unpriced items. A long delay or a design change needs a fresh review; this website does not apply automatic future price inflation.
